Located in the heart of the Lake Merritt neighborhood -one of Oakland’s primary transit-oriented housing hubs - this 9,000-square-foot vacant site was transformed by Wing Lee Architects into a collection of 20 modern, high-end condominium residences.

The design process carefully studied a range of unit mix scenarios, including studios, one-bedroom, and two-bedroom layouts, to optimize both market viability and spatial efficiency. The final scheme integrates a concealed parking garage accommodating 23 vehicles with car stacker systems, maximizing usable residential area above grade.

A central courtyard anchors the project, creating a shared, light-filled open space that seamlessly connects to the residential lobby and fosters a sense of community. Complementing this, a rooftop garden offers an elevated outdoor retreat with panoramic views toward Lake Merritt, enhancing the living experience with both amenity and outlook.

Recognizing the importance of privacy and indoor-outdoor living, each unit is designed with a dedicated private balcony, providing residents with personal exterior space while maintaining a cohesive architectural expression.

The project successfully navigated the City of Oakland’s design review and site permit process, achieving full entitlement without opposition or appeal.
